One of the main commercial corridors in the study area is Sheridan Road. While there are several plans in the works to redevelop the city center, the most ambitious of them is the development of Sheridan Crossing. This development would be built on a 40-acre site south of the study area, on the corner of Sheridan Road and Martin Luther King Drive. It would include a mix of restaurants and retail space. The development would also serve the Great Lakes Naval Training Center.

Currently, the area is divided into three distinct neighborhoods: the Metra station, commuter parking lots, and a neighborhood with single-family homes. The north and south portions of the study area are dominated by industrial property, including the Abbott Labs facilities and additional industrial land. To the west, a neighborhood of single-family homes is found. To the north and east, the area is bounded by Foss Park and the Great Lakes Naval Training Center.
